Remodel of the Year Award Project
This remodeling project was recognized by Kansas City NARI (National Association of the Remodeling Industry) as the 2010 REMY (Remodel of the Year) winner in the Outdoor Living Over $100,000 category. The REMY is awarded to projects completed in homes throughout the metropolitan area, representing some of the highest quality projects in Kansas City. The NARI REMY Awards is held annually to honor contractors for their craftsmanship, professionalism and their commitment to excellence in remodeling.
Entries for the 2010 program were judged on a 100-point system that included project overview, before and after photos, budget considerations, overall aesthetic appeal and communication with the homeowner. Winners had to score at least 85 points. Each entry included a homeowner survey that was worth 15 points. Homeowners judged the remodeling contractor in three areas—completion of contract, communication and finished product. Remodeling contractors from the Idaho NARI chapter judged the entries this year.
Problem: An inadequate system for watershedding of this porch and patio caused significant water damage. The tiles on the patio and stairway had become loose, allowing water damage to the substructure and storage room below. The screened porch suffered wood rot from standing water on the floor surface. And the loose tiles on the 2nd floor balcony caused water to damage the tongue-and-groove ceiling in the porch.
Solution: We redesigned the watershed system using commercial roofing materials to create a water-tight space. Then we installed decorative concrete on the patio, porch and stairway surfaces to resemble the look of tile. Long-lasting Ipe wood provided the balcony deck surface over the impermeable porch roof. The client also wanted to make better use of the existing screened porch, so we enclosed it with energy-efficient casement windows. The operable transoms offer all-weather ventilation. We also expanded the space, adding a grill and additional entertaining space. Finally, we designed and built pergolas over the adjacent windows and doors to provide some relief from the hot summer sun.
42nd Annual Symphony Designers’ Showhouse Project
The Kansas City showhouse project is the longest-running, continuous, fundraising designer showhouse in the country. Open April 30-May 22, 2011, it benefits the Kansas City Symphony. The house is located at 1000 Westover Road, (east of approximately 57th and Ward Parkway, KCMO). Built in 1910, the house has 6 bedrooms and 5 1/2 bathrooms, 3 stories, approximately 6,000 square feet and a rose garden. It is on the market for $1,595,000.00.
We are proud to be a part of this historic project, remodeling the master bathroom. What was an outdated, awkward space – when entering the bathroom you were greeted by the pink toilet and tub! – the bathroom desperately needed a facelift in order to sell this beautiful home. After reconfiguring the floorplan, we chose more up-to-date, classic materials for this master bath. Carrera marble flooring and countertop along with the custom cherry cabinetry are accented by a graceful black and white mosaic listello tile in a flower and vine pattern. This pattern inspires other design elements in the project including the brushed nickel faucets, light fixtures, and the shower curtain and window valance.
